I always took it that the bridleway that runs down the valley comes into rideable condition about twice a decade, either in a prolonged drought or a big freeze.

Not mine (obviously :roll: :wink: ), hence why it's not in the classifieds - but both good jokes :lol:

Wish it was mine in some ways. Guessing it's worth ~£1m?

Surely there must a market for a hike-a-bike trail centre? People go to normal trail centres for the certainty of specific trail conditions and features. Where can you go to do some hike-a-biking confident that you're going to get in a good loop and enjoy yourself?

On a more serious note, there's not a lot you can do with it actually - it's a SSSI, which precludes most, if not all, activities that would cause any disturbance to habitat.
